Indicators That Your Vanity Top Should Be Replaced

You enter your bathroom and feel like something doesn't fit right. Could be a crack you have been looking at for a few months. Is the surface feeling rougher than it used to be? This type of feedback is what we hear almost every week from El Paso homeowners.

Sure, not every defect is a sign of having to replace your vanity top. However, some indicators are very noticeable and the longer you put off dealing with them, the more work you will face in the future. This is some of the things we advise homeowners to look out for:

    • Visible chips and cracks that are expanding. That small scratch around the tap area probably won't hurt anything in the short term. But cracks can expand, especially on older cultured marble and laminate surfaces. Water getting in under that surface is a breeding ground for moisture problems that will grow behind your vanity.
    • Stains that won't budge regardless of how hard you scrub. If bleach, baking soda and all of the cleaning agents you have tried have failed to work, the stain has probably penetrated into the vanity top material.
    • Soft areas or bulges around the sink opening. This is almost always the result of previous water damage. This is something we notice in many of the older houses that we serve in the Kern Place area.
    • Peeling, bubbling or separation of the material around the perimeter. That is the sign of material pulling away from its bottom substrate. Glue will not fix that problem permanently.
    • Yellowed and discolored areas that makes the bathroom feel like it is aging prematurely. Certain surfaces will degrade over time with the intense heat and hardness of El Paso's water.

Many El Paso homeowners who contact us are already confident that their vanity top needs replacing. But they would like a professional opinion to verify that assessment. If that vanity top gives you pause each time you wake up and walk into the bathroom, then that's sufficient reasoning for replacing it.

Another thing that many El Paso residents aren't aware of is the fact that a damaged vanity top can destroy the vanity that it sits on. The cracks can become paths for water to enter the cabinet and pool at the bottom, and then you will be in for replacing not only the top but the entire vanity. We are a family-owned and -operated company who has provided custom countertop services to El Paso since 1985, and we have seen lots of minor problems develop into all-out bathroom re-projects. Addressing problems sooner is a lot cheaper than waiting longer.

So take a good look at your own bathroom vanity top tonight. Go around the perimeter and look for signs around the sink. If you feel like something isn't right, it probably isn't.

Picking a Good Material for El Paso's Water and Weather Conditions

El Paso water is hard water, very hard water. We're talking mineral levels that create that whitish buildup you see on pretty much everything in the bathroom. That's calcium and magnesium in the water working their magic, and every bathroom vanity top in the area sees those minerals fall on it every day.

As a result, the selection of vanity top materials will have even higher stakes here than many other cities. A type of stone that is perfectly suitable for use in Seattle may stain and etch almost as soon as it is installed in the Borderland because of the difference in local water chemistry. Fabricating bathroom vanity tops and having them installed since 1985, we have seen which stone types work and don't work so well here.

What Works and Doesn't Work Here

Each kind of stone responds differently to El Paso's climate, but the ones we share with the clients who visit the showroom on Gateway Blvd E are:

    • Quartz countertops are non-sealing, are resistant to hard water spots and won't etch from the exposure to common acids like face wash or toothpaste.
    • Granite countertops stand up to dry heat and won't crack, as long as they have a quality seal applied to stop mineral deposits from seeping into pores.
    • Quartzite countertops have a natural beauty to them but are quite hard, so they appeal to families who want something tough as well as elegant.
    • Marble countertops are a beautiful material, but will need much more maintenance with our hard water, and that we always make sure customers are aware of.

The stone material most homeowners from the Eastside and Mission Valley ask us about first is quartz, which is understandable when you have water issues to deal with and prefer minimal upkeep.

However, we bring the stone in directly from Brazil so we can show clients stone slabs that perform well in arid climates since we have them in homes here in El Paso right now. This isn't a lucky guess. This is what local experience brings to a family-owned shop.

Our desert dryness also plays a role in this. Humidity stays low for much of the year, allowing adhesives and sealers to set in a more predictable manner, which means a bathroom vanity top should adhere well to the cabinet during installation and the seal will last longer. It's a small benefit of living here.

Why Custom Fabrication Makes Better Vanities for El Paso Homes

Most vanity tops that come prefab are available in three or four sizes, which is great for a bathroom built to an almost generic set of specs. But homes here in El Paso don't follow a pattern.

We've been fabricating stone in this town since 1985, which means we've learned first hand that homes on the Borderlands are of all different sizes. Older adobe styles found in the Sunset Heights neighborhood have very small bathroom vanities with irregular angles, newer homes in the El Paso area that have just been built may have very large bathrooms that have to double up vanity space into an area that won't fit most prefabricated sizes. Even mid-century rancher homes near Kern Place tend to have vanity alcoves that are an out-of-the-ordinary size.

What happens with a prefab top is you order a common size like a 49 inch top and the one you got in the cabinet is 51 inches, leaving a gap. Or, the sink cutout is too far to the left from your plumbing stub out. Prefabricated material doesn't adjust to your bathroom's needs, it adjusts your bathroom to meet its requirements.

Custom work turns this around and templates the space that you have right in your home, right down to the 1/8th of an inch. It's one thing to order a piece based on a measurement, but we're going to cut every edge, make every backsplash return, and cut all the cutouts based on what's truly in front of us, not a preconception of what should be there. That kind of care matters even more in El Paso where the climate is extreme. A rigidly installed piece can crack due to thermal changes, and that risk is increased when shims aren't removed. A perfectly cut vanity top fits more flush to the walls and distributes weight more evenly. That helps prevent cracks or gaps later from thermal shifts. Those gaps or shims also collect moisture and in our climate, that's much less a mold concern and more a disintegration of the glue concern. We use only Brazil-sourced granite and quartz slabs. This means you can select your stone at our Gateway Blvd E showroom and have it custom cut and installed quickly without a huge mark-up or long wait-time. Just come pick out your favorite slab, then we cut and install. All one crew, from template to installation. No online form guesses for measurements. Want to see a comparison? Come stop by and see how we template and cut specifically for El Paso bathrooms.

What does a professional installation look like?

The question that comes up at our Gateway Blvd E showroom most often after discussing price, material selection, and lead time is, "What will the install day actually look like?" Great question since we've installed thousands of bathroom vanity tops over the years starting in 1985.

But actually, all of the critical work is done before the installers are hired. We've measured your vanity, cut and polished the stone at our fabrication shop, measured and cut the sink hole to fit the faucet and bowl. That prep work ensures a smooth install day.

What will happen on install day

    • We'll cover the area and clear a path. Stone is heavy, so we want to you have the floor covered and the path to your bathroom is clear.
    • We'll remove the old vanity top if needed. We'll disconnect the plumbing from your old vanity top and remove it carefully. Most of the time, we're able to pull the vanity top off without hurting the cabinet below.
    • We dry fit the top first, with no adhesive. We'll place your vanity top and verify that all the gaps, lines where the stone meets the wall, etc. are correct. If not, that is much easier to correct when no glue is applied.
    • We secure and seal. We apply adhesive to bond the top to the cabinet. We use silicone around the cut-out and the backsplash area where the stone meets the wall to no water gets under the vanity top and into that joint between stone and wall.
    • We reconnect plumbing and perform a water test. Faucet goes back on, drain goes back in. We run water, watching every joint for a full minute, to there are no leaks.

A typical vanity takes between two to three hours to install. A double vanity in a master bath might be a little longer. Either way, you'll be able to enjoy your bathroom that very evening.

One thing Borderland area homeowners might not realize is how our desert climate speeds the curing of your silicone and adhesives. This actually gives you a stronger installation in a shorter timeframe than you might see in more humid areas like Houston or Miami.

Since we directly import our granite and quartz from Brazil, our El Paso granite slabs have actually been inspected twice prior to arriving here at your home. Plus, we never subcontract your install. Our own crew does it all. It's simply how a family business rolls.

Maintaining Your Newly Installed El Paso Vanity Top

So, your vanity top's been installed. It looks amazing! Now what?

We say the same thing to every customer: your stone is super tough, it's just how you treat it that makes the difference. Hard water, for example, is a serious issue in El Paso and will quickly cause water spots to form around your sink (that's not actually damage, that's just buildup). A quick wipe with a damp soft cloth will do the trick most of the time.

For daily and long-term care of your El Paso vanity top, we suggest the following:

    • Wipe down your surface after every use to keep hard water stains from setting
    • Use pH-neutral cleaners on your vanity top; avoid bleach or products containing vinegar
    • Reseal your natural stone (granite or marble) annually
    • Avoid hair products and perfume sitting on the surface. Certain kinds of stone are actually etched by such chemicals over a period of time

Quartz vanity tops do not need to be sealed, which is probably why Quartz is so popular with homeowners in the El Paso neighborhoods of Westside and Kern Place. However, quartz still requires careful cleaning. Harsh chemicals will damage your top by breaking down the binder resin, although you probably won't see the problem right away. It won't become an issue until a few years down the line.

We encounter this issue every single week: a customer calls, distressed that their marble vanity top has gone dull. 99% of the time, we explain, it's caused by a cosmetic product that has been allowed to sit on the surface too long. We're going to reiterate this: marble is beautiful, but it's very reactive to acidic substances. If you love the look of marble on your vanity top, you'll want to keep a small cleaning cloth handy and do a quick wipe-off whenever necessary.

There's another bonus to your El Paso home's bathroom stone. In fact, we're lucky to be living in the Borderland. Dry air, like the arid climate here, makes your job easier because there's less chance of mold growing in bathroom seams. Compared to areas with a more humid atmosphere, you'll have far less of an issue with your bathroom staying moist throughout the day.

We've been assisting El Paso homeowners with their stone vanity tops since 1985. Feel free to give us a call at (915) 345-3774 anytime if you have a question about your vanity top after we've installed it. Stop by our showroom on Gateway Blvd E, and we'll show you the exact cleaning products we use. Five years from now, it should look just as good! It just takes a little TLC.
